White flight Whites react to a tipping point When racial composition goes beyond a certain threshold, the neighborhood will tip. The neighborhood will turn completely over from whites to blacks as whites leave the neighborhood very quickly and this process is called WHITE FLIGHT

Role of Real Estate Agents White flight: Encouraged by Block Busting(BB) BB: Real estate agents convinced white homeowners living near a black area to sell their houses at low prices, preying on their fears that black families would soon move into the neighborhood and cause the values to decline.

Block Busting The Practice undertaken by some real estate agents of introducing black purchasers into predominantly white areas in the hope that the latter will sell up and move out at deflated prices, thereby making the agents to resell the properties to new black families at higher prices.
